The Osborne House Precinct is to be the primary location for recreational boat servicing in Victoria. It is to further strengthen Geelong as a boating capital while building on existing industrial and tourism advantages.

The precinct is well located, being at the southern edge of the Geelong Port in North Geelong. It has direct access to Corio Bay and the Princes Highway. A key aspect of the Masterplan is to provide for a transition of land uses and complement the existing heavy industry to the north of Mackey Street and residents to the south of Swinburne Street.
The Masterplan provides a framework for future development, focusing on marine based industry including:
- Marina with berths for boats to be serviced and day visitors
- Slip/lift facilities
- Enclosed dry stack boat storage shed
- Hardstand working area
- Covered short term maintenance workshops
- Covered boat building and manufacturing facilities
- New access to Princes Hwy
This is to be accompanied by complementary uses of marine based retail, hotel, clubhouse facilities and food establishments.
The Osborne House Precinct Masterplan responds to the need for the City of Greater Geelong to have a sustainable use for Osborne House and develop the underutilised land in and around the Osborne House site. The Masterplan reflects the outcomes of consultation with nominated stakeholders and the needs of the Victorian boating community. It provides an opportunity for Geelong to deliver required services to the boating community of Port Phillip whilst stimulating job growth in marine manufacturing and tourism.
The Masterplan provides a framework for the redevelopment of the precinct, encouraging and guiding development interest and facilitating State and Local Government processes. To realise the vision, the next step is for Council to seek an expression of interest from the development community.
