All concerns must be submitted in writing before an investigation can commence.
Please note that all notifications, complaints, and enquiries are kept confidential, and your details will not be provided to the property owner/occupier.
Before you submit a request
This form is for statutory planning matters only.
The Statutory Planning Department can investigate alleged breaches of:
- A planning permit
- The Greater Geelong Planning Scheme
- The Planning and Environment Act 1987
Examples of matters we can investigate include:
- Building or works carried out without a required planning permit
- Development not in accordance with an approved planning permit
- An unauthorised land use (e.g., a business operating where it is not permitted)
- Works or land uses that may breach the Greater Geelong Planning Scheme or legislation
If you are unsure whether a planning permit is required, you may contact the Statutory Planning Department prior to submitting a request.
When not to use this form
The following issues cannot be investigated by Statutory Planning and should be referred to the appropriate department:
- Neighbour disputes (fences, boundaries, noise, trees, private drainage)
- Civil matters between property owners
- Building safety or structural concerns (assessed under Building Regulations)
- Health, noise, or nuisance complaints
- Parking, traffic, or road safety issues
- General property maintenance (overgrown vegetation, rubbish, untidy land)
If your concern falls into one of these categories, please contact the City’s Customer Service Centre for referral to the correct team.
How to Submit a Planning Investigation Request
- All concerns must be submitted in writing.
- Requests must relate to a planning compliance matter.
- Notifications, complaints, and enquiries remain confidential.
- Your personal details will not be shared with property owners/occupiers.
Once your Planning Investigation Request Form has been submitted, the Planning Investigations Team will assess whether an investigation is required.
Requests for investigations regarding noise emissions is highly desirable to be accompanied with a completed noise diary log. The completion of the noise diary will assist in determining the regularity, intensity and duration of the impact.
